fantabulous /location if u catch up a see view room. I was a little bit woried by the reviews but i think that people exagerate a lot. Rooms are being updated and no problem of hot water at all. Very nice breakfast and staff are very polite and helpful.

Were to start... Curtains half off runners never met when pulled,carpet in bedroom very dirty & marked,ceiling damp in patches,electrics half working though when working too hot!!! Bed, two single put together, could be as old as the hotel..awful. Basin in bathroom cracked,had to run hot water for a long time. Shower two settings hot or cold. Not much room, too slippery getting out of bath no mat in bath for saftey. Windows very dirty, never cleaned. Hallway, carpet & walls filthy. Doors banging alot so not a very good nights sleep. Breakfast, very limited, 2nd morning no hot english breakfat!!! Unable to toast bread. All in all would not recommend to anybody!!!

My advice is to do a complete body swerve there was no hot water in the hotel when we stayed, it stunk of sewage and cars were being dented in the car park. People were sleeping in their cars rather than in the hotel!

Would NOT recommend this hotel in bad weather (Wind/Rain)! Had a sleepless night due to the poorly fitted windows & blocked drainpipes. The whistling throughout the hotel is something else! Cannot comment on the breakfast as did not stay long enough to find out! If you're expectations are not high then this hotel is fine. Its somewhat dated/in need of some TLC but otherwise clean & the staff are friendly. It's location is ideal - within minutes of all attractions

First views online of this hotel looked reasonable. until we actually got in to this place the carpet was stained, it smelt like some one had weed on the carpet, had wires hanging from walls, holes, the floors were uneven. we went in to the room there were mould or some stain on the walls, the en suite was more like a box of chipboard added on. it was a disgrace and for £66 for a nite was a total rip off so wouldnt even recommend it for a cheap nite stay.

Took a gamble and booked this place online, mainly because it was reasonably priced and stated views of the pier, which is what we wanted. We were not disappointed. Firstly, we were able to check in early, and secondly, when we asked to change rooms for less stairs and a better view of the pier we were accommodated without any fuss. The hotel was clean but a bit scruffy, a thing a lot of B+Bs suffer from in my experience. It was no better or worse than any other B+B we've stayed in along the South coast. Having stayed in a 4 star hotel at Sandbanks in Dorset several times in a professional capacity at exorbitant expense, I would rather spend the money on our holiday than on the accommodation when we spend so little time actually at the hotel. All in all I would definitely stay there again.

Sadly I would have to agree 100% with Beverley Hammett. The key didn't work for the room we were allocated, so we were put into a ground floor room. The room was dirty, smelly, mouldy, had broken furniture and old food containers in what i think was once a bed side table. We then complained and were shown to a dirfferent room which had all the qualities of the first. Our stay lasted approximately 1 1/2 hours.

Booked on the Internet for an admittedly inexpensive weekend in lovely Brighton this nightmare of an establishment should not pretend to the description of "Hotel". The decor and decorative order was shabby veering toward Rackmanesque. Our room had hot water and a sea view; that apart, there were no other redeeming features. We had peeling wallpaper; blotchy painted walls; unpainted woodwork in the "bathroom"; black mould on the windows; stubs of wire/flex sticking through the ceiling; a duvet the bottom end of which appeared to have been gnawed by enthusiastic rodents; a bathroom door that didn`t close; a TV with a controller not working; towels rendered paper thin through over laundering; furniture courtesy of "slums are us": water stains on the back of the wall lamp shades and desk mirror; a filthy looking shower floor; a breakfast room gained by way of filthy carpeted stairs with undecorated walls; fly blown window ledges and; once attained staffed by uncommunicative and unhelpful staff. To cap this abysmal experience we had the proprietor...one Sunil Koomkhwa...who was the most uncommunicative; sullen; aggressive small hotelier since Basil Fawlty. This place is a travesty. Do not stay here unless you are really into masochism.
