Leytonstone is an area on the rise. With the coming of the new Olympic Village in east London, Leytonstone is included in the regeneration zone, and the promise of modernisation has led to huge leaps in property prices. And it has other attractions. Located at the Essex borders where Epping Forest meets the suburbs, Leytonstone is close to some exceptional green spaces and woodland areas including Hollow Ponds, Wanstead Flats and Wanstead Park, with its adjacent golf club. Regarded as a "gateway to London", the High Road presents a healthy mix of chain stores and small family-run shops, historic pubs and modern bars, plus a wide variety of restaurants and cafés. There is a notable community spirit around here, with large numbers turning out for the annual Leytonstone Festival - a celebration of arts, crafts, culture and entertainment over more than a week. Leytonstone also has its own highly rated comedy club, and has mounted a mosaic tribute to its famous son Sir Alfred Hitchcock in the entrance to the tube station. Excellent tube and train links provide easy access to world-class attractions such as the Tower of London, the South Bank, Canary Wharf, Greenwich, Richmond Park and Kew Gardens.
