On entering, the hallway smelled like edam or some other cheese. We assumed things would get better, only to find the sofas in the rooms covered in stains with throws covering them, a previous guest's false nails on the bedside table (it clearly hadn't even been cleaned), a shower that swayed when you stood in it with doors that couldn't be closed and water draining AWAY from the plughole. The banister railings kept falling out if we touched the banisters, and the 'full English breakfast' was a tablespoon of beans with 1 small sausage, 1 very small piece of bacon, 1 small egg, and a piece of toast. Two houses down was an abandoned property with bin bags piled 5 feet high. We had to call the police to get vandals cleared out of the park opposite (they were there most nights), and on the last night, the guitarist in the house next door decided to have a row with his bandmates and practice until 2am. Neither the hotel caretaker not the police could do anything, and Noise Pollution were too busy. Also, upon arrival, the downstairs toilet (in the boiler room) was at least 30 degrees centigrade and you burst into an instant sweat upon entering the room (hardly hygeinic) and the upstairs was a closet sized room without a sink outside another room's door. The owner made it very clear he knows there's nothing you can do to get your money back once you're there. We were fobbed off with refusals to refund our money so we could change hotels, and finally told "oh, there's a tray in the shower that makes it tilt if it's put back wrong. I'll get it sorted out." and given a free bottle of cheap wine. Upon inspecting the shower it was clear we had been lied to as there was no tray that could be removed for cleaning, and it had clearly just been badly installed. Trading standards were powerless (because the physical description of the room was accurate - it was never described as clean or functional), but horrified all the same, when told about the standards there. An appalling shambles only redeemed by the cleanliness of the bed itself, and the helpful nature of the (slavic?) staff taking care of the hotel in the owner's permanent absence. This hotel has been removed from Laterooms and Hotels.com, and I think it's pretty obvious why. Be VERY careful.

room looked ok,shower in toilet was hot.no hot water in the sink taps,had to boil a kettle for a wash.breakfast was a joke had coffee,1 overcooked egg,few beans 1 bacon and a tasteless sausage.room wasnt cleaned when we went out.they never gave us fresh tea/coffee for the next morning.as for the TOILET they had 2 of them to share between everyone.when i went the toilet it wasnt flushed,i tried 7 times and it still never went down.WASTE OF MONEY.NEVER AGAIN

we booked a weekend away with our wives,and were very dissapointed with the "hotel"the rooms were uncomfortable the shower in the corner of the room is like a tardis machine,there were two tiolets to share bothwere filthy.the coud de gras was the full english breakfast which gave us all a laugh,my friend actually counted 12 beans on his plate.never again,we wouldnt stop ther again even if it was free

I really liked this B&B, the room was a good size and very comfy. It was evrything you could want in a room that was so reasonably priced. It is situated right in the heart of Brighton, about a 5 min walk to the pier.
The only problem was the shower situation next to the bed, but if your staying alone or with someone you are close to there will be no problems.
I would definatly stay there again!

The "en suite" is a shower in the corner of your room.I f you intend to get any sleep take your own mattress.A food parcle would also be a good idea.The laughable full english breakfast is more a game of find it you can eat it.

The toilet is situated down stairs and this is shared toilet, it might be clean – actually it’s the cleanest room in the whole hotel but really shared toilet – NO not my cup of tea!!!! If you are looking for a dirty weekend there – think again because the room next door will know what you are up to - you can hear EVERYTHING through the walls, also the beds creek at every move, and so do the floors.
The shower is in the same room as you – like a wardrobe – very bizarre and right next door to it is the TV – very safety conscience!!!!
I have to say I will never stay there again it was the worse experience I have ever had and to be honest we came home a day early as me and my partner couldn’t stay there any longer.

This guest house is close to the town centre and the room was reasonably comfortable and relatively clean. However we did have a few issues.
- The crumpled bed sheets gave the impression that they had not been changed from the previous night.
- The "en-suite" resembled a plastic telephone box stuck in the corner of the room. The shower only produced a dribble of water and the shower head had to be held during use making it very difficult to wash.
- The vegetarian breakfast was disappointing, consisting of 2 fried eggs, a slice if toast and a portion of cold beans.
- The shared toilet could use a good scrub.
Overall, it is an adequate crash pad but an unsatisfying experience given the cost.
